Getting Started
Becoming a Real Estate Investor
Income property, whether it's a single-family rental, condo, townhome, duplex or small multifamily building, can create monthly cash flow, build equity as your tenants pay down the mortgage, and grow in value over time. The key is buying at the right numbers. Before you make an offer, run the property through our investment calculator below to see your monthly cash flow, cash-on-cash return, DSCR and a Buy / Maybe / Pass score. Then call Jonathan to talk through rents, expenses and neighborhoods. Once you own it, we can also find and place qualified tenants for you.

Plain English
What the Numbers Mean
The Buy / Maybe / Pass result is based on four points: positive cash flow, 8%+ cash-on-cash return, 1.25+ DSCR, and 0.90%+ rent-to-price ratio.
- Cash Flow
- Gross Monthly Income minus Total Monthly Expenses.
- Cash-on-Cash Return
- Annual Cash Flow divided by Total Cash Invested.
- NOI
- Annual Gross Income minus annual operating expenses, excluding mortgage.
- DSCR
- NOI divided by annual mortgage payments; lenders often like 1.25 or higher.
- 1% Rule
- Gross monthly rent divided by the price.
Florida Specifics
Good to Know in Florida
Property taxes reset after a sale. Florida reassesses the property at the new purchase price, and rentals don't get the homestead exemption, so estimate taxes at your price, not the seller's current bill.
Get a real insurance quote. Florida premiums vary a lot with roof age, wind mitigation features and flood zone.
Buying a condo or HOA property? Check the association fees, any special assessments and the rental rules before you buy.
